THAILAND JUST SET A DECEMBER DEADLINE FOR NOMINEE LAND INVESTIGATIONS. 462 LAND OFFICES. 11,000 COMPANIES. ฿85 BILLION IN PROPERTY.

Deputy Interior Minister Polpeera Suwannachawi

Prime Minister Anutin announced a three-part crackdown on nominee land ownership on October 19 at Government House. The first measure orders provincial governors and the Department of Lands to prioritize high-risk cases, assign officers to individual investigations and reach conclusions by December 2026. Deputy Interior Minister Polpeera Suwannachawi warns high risk assets are already being moved. The second measure focuses on enforcing compulsory sales of land found to be held unlawfully, with officials required to examine prospective buyers to ensure properties are not simply transferred to another nominee arrangement. The third measure seeks to prevent future nominee transactions through tighter checks before and after land registrations, closer scrutiny of company structures and systems for receiving public complaints. All 462 land offices nationwide have been instructed to examine potentially suspicious corporate landholdings.

This is not a vague policy signal. Investigators have been ordered to look beyond the names on title deeds and company records to establish who actually controls properties and receives the financial benefits. The checks will include examining company ownership structures, financial transactions and asset trails to identify wider networks. In September, the government was already reviewing more than 11,000 companies linked to land worth approximately ฿85 billion. Depending on circumstances, measures could include revocation of land rights, deportation or citizenship proceedings. Anutin stressed that Thailand continues to welcome legitimate foreign investment, including investments conducted under BOI promotion rights. But the message to anyone using a nominee to hold land is clear: the December deadline is real, 462 offices are looking, and compulsory sales are on the table. If you own property in Thailand through any company structure or nominee arrangement, this is the week to call your lawyer.

Bottom line: Three-part crackdown. December deadline. 462 land offices. 11,000+ companies under review. ฿85 billion in property at stake. Compulsory sales for illegally held land. Revocation of land rights, deportation and citizenship proceedings all on the table. If you are a foreigner who owns land in Thailand through any structure, the enforcement clock just started. Talk to your lawyer before December.

A PATTAYA CAFE OWNER CAUGHT HER OWN BURGLAR. SHE BOUGHT HIM A BEER AND WAITED FOR THE POLICE.

Kanyanat Khanthahong, a 27-year-old cafe owner in Pattaya, was dining with a friend near Jomtien Beach at around 3:30AM on October 18 when she spotted a man she believed had burgled her coffee shop on Pattaya Third Road. The break-in happened on August 1. The thief took a mobile phone, a speaker, a coffee grinder, a CCTV camera and other equipment worth more than ฿40,000. Instead of confronting him, Kanyanat did something that belongs in a movie. She invited the man to join her table, ordered him a beer and acted like nothing was wrong. While the suspect drank, she quietly asked restaurant staff to call the police.

Officers from Pattaya City Police Station arrived at the restaurant, and bystanders helped restrain the man before he was taken into custody. The suspect, 42-year-old Patcharaphon, turned out to have two outstanding arrest warrants from Samut Prakan Provincial Court issued on June 22 and August 14, and he had previously been arrested in a similar case. So the man was not just her burglar. He was a serial burglar with active warrants who happened to walk into a restaurant where one of his victims was sitting. And instead of losing her temper, yelling, or letting him walk away, a 27-year-old cafe owner bought him a beer, smiled, and waited for the police to do the rest. In a week of heavy news, this is the story that makes you smile. Kanyanat did not get her ฿40,000 in stolen equipment back. But she got something better: the satisfaction of watching her burglar get arrested while holding a beer she paid for.

Bottom line: ฿40,000 stolen. One beer purchased. Two arrest warrants served. A serial burglar caught because a cafe owner kept her cool and bought him a drink. If you run a business in Thailand and someone robs you, apparently the move is to befriend them and let the police handle it. Kanyanat is the hero this week deserves.

Yuthasak, the former head of the Tourism Authority of Thailand itself, said on October 19 that the country's long-term economic resilience depends on diversifying beyond ever-growing visitor numbers. This follows last week's revelation that Thailand is 12.76 million tourists short of its annual target with arrivals down 4%. When the former head of the tourism authority says tourism is not enough.

🍽️ SPOT OF THE DAY

Baannok sits on the second floor of the Vivre Building on Lang Suan Road in the Lumphini-Pathum Wan corridor, and it serves Korat-style Thai food from family recipes that have earned it a place in the Michelin Guide for three consecutive years. Korat cooking is a regional tradition from the northeast that moderates the sweetness typical of central Thai cuisine, so the flavor profile is different from what most Bangkok Thai restaurants offer. The menu is built around authentic Korat specialties: Phat Mi Khorat (stir-fried duck egg noodles with giant river prawn), Kaeng Liang Kam Thale So (spicy herbal vegetable soup), sweet and sour Korat sausage salad, Fermented Pork Balls, Thai Sausage Salad and a Mixed Appetiser Platter that introduces the full range of Korat flavors. The desserts include a caramelized banana with coconut espuma and a Coconut Ice Cream with toppings that closes the meal perfectly. The atmosphere is warm and rustic with wooden decor and soft lighting that makes a second-floor restaurant on Lang Suan feel like a farmhouse kitchen in Korat province.

The 4.8-star rating across 1,509 Google reviews at ฿400-1,400 is one of the highest-rated Thai restaurants in the city. Tripadvisor ranks it #65 out of more than 11,000 Bangkok restaurants with a 4.9 rating. "While prices reflect the quality and authenticity, the value here is undeniable," one reviewer wrote. "This is serious Thai cooking in an approachable setting." Another called it "the best we've ever had" and the dessert "absolutely out of this world." A third described it as "a country restaurant comes to the city." When you want Thai food that reminds you why Thai food is considered one of the best cuisines on earth, Baannok is the restaurant that delivers. Reservations recommended. Opens 11AM.

Insider tip: The Phat Mi Khorat with giant river prawn and the Korat sausage salad are the two dishes the regulars order first. The Kaeng Liang Kam Thale So is the dish that shows what Korat cooking can do with herbs. Book through the website. Opens 11AM Tuesday.
